What is a Snag (or Snagging) List?
A snag list inspection involves a survey of the newly built property in order to discover any items that the developer/builder may not have completed properly, or any defects which may need to be remedied in order to complete the property to the satisfaction of the owner.
It is vital to discuss the arrangements for a snag list early on with the developer. Do not allow the developer to ignore the snag list process, so be aware from the outset.
After a full room-by-room inspection has taken place, the snag list should be submitted to the developer/builder who should rectify items identified in the snag list. Also, a copy of the list could be sent to your colicitor to ensure a copy of the list is on record. There should also be a final re-inspection before the snag process is signed off.
A snag list can be carried out either before or after the sale has closed, however, it is always preferable to carry it out prior to closing or within 14 days of the sale being completed.
Remember, you should not make the final payment until all the jobs have finished to your satisfaction.
